Project Description:
Holladay provides total property and facility management to this six-story, 100,000 square foot medical office building which opened in 1974 in Fairfax, VA. In 2016, Holladay led a $6.2 million renovation project at the facility which included interior and exterior improvements. Interior renovations included remodeling all common areas, new restrooms and floors, new ceilings and wall treatments, elevator modernizations, HVAC improvements, and a new emergency generator. A new wrap-around canopy and two new buttresses were added to the exterior and the parking lot was repaved and new LED parking lot lights were added. The renovations resulted in a 22 point LEED score improvement for the building.

Holladay assumed management of the Class B Mercy Professional Buildings in 2014. At the time, the facilities were roughly 60% occupied and 44 tenants did not have current leases. Holladay invested $5 million for upgrades in the buildings, including terrazzo flooring, wall finishes, new ceiling grid, LED lighting, new signage, restroom renovations, elevator modernization, and exterior repairs. Today, Mercy is stabilized and occupancy has increased by more than 20,000 square feet.
