(South Bend, IN ) Holladay Properties has broken ground on a new 225,000 square foot distribution center on the northwest side of South Bend, IN. The 80/90 Distribution Center is located at 24505 Cleveland Road, at the intersection of US Highway 31 and Nimtz Parkway, with adjacent access to Exit 72 of I-80/90.
Paul Phair, a Vice President at Holladay, noted that the 80/90 Distribution Center is being developed as a speculative facility and will feature the necessary amenities attractive to both logistics and warehousing and manufacturing operations. The property has been granted 6-year tax abatement from the City of South Bend.
“We are building this facility as speculative because, by having the space available, it helps shorten people’s time frame on when they can get up and operating,” said Paul Phair of Holladay Properties. “It’s been a very tight market so we are hoping the 80/90 Distribution Center will gain the attention of brokers and users who aren’t in this area or are looking for a new home.”
The 80/90 Distribution Center has been designed to accommodate up to four tenants and features an insulated metal panel building shell with masonry accents. The building will have 32′ clear ceiling heights, LED lighting on the interior and exterior, and 20 dock-high overhead doors, with the ability to add 20 additional dock doors in the future.

Holladay Construction Group, LLC began construction of the 80/90 Distribution Center in October with an expected delivery date of July 2020. Curran Architecture is the project architect and Abonmarche Civil Engineering is the civil engineer.
