Building A is first LEED®-certified multi-tenant industrial facility in Tennessee
(Nashville, TN) – Holladay Properties’ AmeriPlex at Elm Hill “Building A” has been awarded LEED® certification established by the U.S. Green Building Council and verified by the Green Building Certification Institute (GBCI). The distinction makes AmeriPlex at Elm Hill the first multi-tenant industrial building in Tennessee to meet LEED® certification standards.
“We are very proud to earn LEED® certification for AmeriPlex at Elm Hill,” said Tom Gibson, senior vice president and partner of Holladay Properties. “Practicing sustainable design and responsible building techniques is an important part of our company philosophy and the right approach for our community. Our LEED design decisions were based upon return on investment analysis. Our tenants that benefit from these investment decisions in the form of lower occupancy costs and healthier working environment offered at AmeriPlex.”
In addition to receiving word of AmeriPlex LEED® certification, Holladay also secured National Recovery Technologies (NRT) as the facility’s newest tenant. The recycling equipment manufacturer and engineering company will occupy the remaining 20,000 SF of the 90,000 SF “Building A.”
“The fact that AmeriPlex is LEED® certified was an important factor in making the decision for our new home,” said NRT’s Ed Sommer, President/CEO. “As a company that works directly in the environmental industry, it is critical that our facility reflects our business principles and AmeriPlex at Elm Hill is a perfect match for us.”
NRT was represented by Jerry Miele of Colliers International. Holladay was represented by Cassidy Turley’s Ronnie Wenzler. NRT will join international logistics leader DHL, Lennox Hearth Products and Holladay Properties in “Building A.
A second LEED-designed building is currently under construction, scheduled to be complete this summer. Classic Party Rentals has already signed on to occupy 52,000 SF of the 135,000 SF facility. The remaining space is available for lease.
The LEED-designed features at AmeriPlex at Elm Hill lower tenant’s total occupancy cost while maintaining respect for the development’s natural surroundings. A reflective roof, day-lighting, dimmable lighting, solar lights, rainwater capture irrigation and energy-efficient HVAC significantly reduce the facility’s energy consumption and lower each tenant’s total occupancy costs. Located within minutes of I-24, I-40, I-65, I-440, Briley Parkway and the Nashville International Airport, its central location will also lower costs associated with distribution.
Aside from the initial two buildings at AmeriPlex, the site also includes seven acres that are available for further development. When all phases of the complex are complete, the facility will accommodate over 300,000 square feet of office warehouse/industrial space.
