The new Central State: An Indy success story for the decade
A landmark with a unique and sad history in the collective memory of Indianapolis has been transformed under the leadership of Holladay Properties into a diverse and lively community on the west side.
Holladay has helped create an environment where people are putting down roots, whether it be for business or family.
With the momentum created by Holladay’s partnerships with M/I Homes and Compendium, more than 300 single family/town-home units will be completed and occupied by 2021 by home-buyers from all walks of life.
In addition, a new $25.6 million residential project by Mercy Housing and MACO Development Co. is expected to bring a 156-unit affordable housing complex to Central State in 2021. These will build on the successful and attractive apartment projects, The Retreat on Washington and The Steeples, by PEDCOR, a pioneer in the Central State success story.
One-of-a-kind treasures
Central State is home to an array of local, one-of-a-kind treasures that have contributed to the growth and rejuvenation of the Washington Street corridor, such as:
- Christel House Academy Charter School
- The Indiana Medical History Museum
- Central State Mansion
- Repurposed original buildings housing thriving businesses like Ignition Arts, PUP, 1899, and a craft brewer
- Central Greens Field, the NFL-funded soccer field home to the Indy City Futbol League
- The Indianapolis Police Department Mounted Patrol, which is planning a new facility
- “The Grove,” a six-acre collection of over 150 mature trees with plans underway to transform it into a majestic commons
- The planned Blue Line will have a scheduled stop at the main entry to Central State
- Long-time neighborhood institution, St. Anthony’s Parish, will use land donated by Holladay Properties for a park/playground and soccer field for use by parishioners and children
“One of the things I love about Central State is that some day in the near future, a homeowner will be able to stand on their property, and in one direction, see the horses of the IMHP pasturing, and in the other direction, see the Indianapolis skyline,” said Chase Smith, Holladay Properties Developer. “Nothing encapsulates the one-of-a-kind nature of Central State more than that.”
