Director of Property Management - Tampa/Orlando, FL

The Director of Property Management will support Holladay’s mission of providing excellence in service to our communities, our people, our clients, and our tenants. This highly visible leadership position operates within the designated region as Holladay’s property management leader. This role will assume primary accountability for our client’s asset managers; oversee the delivery of property management services; ensure policy and procedural compliance; mentor employees’ development; represent Holladay in local professional organizations; promote our real estate services; and participate in the development and execution of Holladay’s strategic initiatives. This position may sit in Central or South Florida and will involve up to 75% travel.

Essential Duties and Responsibilities include:

  • Partners within the assigned region to ensure connectivity, culture and best practices are delivered to all employees, tenants and clients
  • Partners with all on-site personnel ensuring delivery of consistent, differentiated and superior client and tenant service across all markets, including succession planning to ensure no service outages
  • Partners with clients’ asset managers on the implementation of the business strategy for the assigned assets. Oversees and ensures adherence to the operating budgets and re-projections; coordinates / participates in capital and leasing budgets
  • Reviews monthly, quarterly and annual financial statements and comparisons to budget which includes leasing targets, occupancy, revenues, expenses, capital, bad debt and cash flow

Qualifications:

  • Bachelor’s degree or a demonstrated equivalent in the real estate industry with a professional designation (CCIM, CPM, RPA)
  • Proven success in client service and expansion of client relationships at an institutional level.
  • Experience leveraging talent to ensure the client is supported in their needs and/or roll up sleeves to ensure their needs are met
  • Demonstrated ability in developing a culture of service, employee development, and tenant satisfaction
  • 5+ years of proven success in senior level supervisory / management role

Senior Property Manager - Reston, VA

The Senior Property Manager is responsible for property management activities, including the maintenance of a portfolio of commercial office buildings within a specific market. This position provides information and analysis of operating metrics as well as the annual budget for the portfolio/ market. Duties include maintaining the integrity of the physical asset and maximizing the returns from the assets in accordance with the Company’s mission, vision and objectives.

Essential Duties and Responsibilities include:

Mobile Building Maintenance Engineer – Nashville, TN

The Mobile Building Maintenance Engineer may supervise and coordinate activities for maintenance of the property, its structures and all associated mechanical, electrical, plumbing and emergency systems as directed by property manager. Employee should be pro-active in maintaining HVAC equipment in good working order and respond to maintenance calls in a timely manner.

Essential Duties and Responsibilities include:

  • Perform daily building integrity checks. Ensure building and grounds interiors and exteriors are clean and safe. Change HVAC filters
  • Basic HVAC knowledge to make minor repairs
  • Handle all tenant service requests in a timely manner and informs tenant when the job is completed
  • Order supplies, handle wallpaper repairs, fire extinguisher inspections, inspect automatic doors, clean up water spills, patch parking lot, pressure washing, touch-up paint on buildings, stairwells, etc., change light bulbs, stained ceiling tiles and other maintenance duties including plumbing repairs of faucets, toilets, in common areas and tenant spaces as requested by PM
  • Meet service vendors and contractors to get bids when needed, quotes for emergency repairs, supervise some tenant finish work after hours, follow up inspections after repairs are made
  • Individual maintains current inventory of all building tools, equipment and fixtures in a clean and orderly manner
  • Conducts pre and post-construction inspection of Tenant Improvement areas to ensure all mechanical equipment is in working order and adjust to building standards
  • Proactive in reporting all alarms or energy systems problems to Director Engineering and Property Manager as instructed
  • Daily contact with the general public and must be able to relate to physicians needs and emergency situations in timely manner
  • Performs other related duties and assignments as required

Qualifications:

  • High school diploma with some college or technical training on Mechanical systems
  • Universal HVAC certification preferred
  • Strong customer service skills, dealing with tenants, administration, vendors

Residential Maintenance Technician – Elkhart, IN

The Residential Maintenance Technician (RMT)’s primary responsibility is to maintain the physical integrity of Maple Lane Apartments in Elkhart, IN.  This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff.  The RMT will carry out assigned duties in a safe manner and other duties as requested by the Property Manager. The RMT must be knowledgeable of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.

Job responsibilities will include:

  • Diagnose and perform minor and routine maintenance/repair, as directed, involving electrical, plumbing (including water lines), AC and heating systems, Appliances (when applicable), water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances (where applicable), shutters, doors, cabinets, windows, sliding glass doors, boiler (gas and electric), door locks, P.O. boxes, security systems (where applicable), ceiling leaks, walls, pool areas, tile and pool furniture.

Construction Manager - Nashville, TN

Holladay Properties is currently seeking an Owners Representative/Construction Project Manager with hands-on experience managing commercial construction projects. This individual will be a key member of a nimble and entrepreneurial development team, taking point in collaborating with contractors in the development of project scopes, reviewing price proposals for accuracy, and overseeing work in the field through completion.

Essential Duties and Responsibilities include:

  • Functions as the Construction Manager supervising the performance of construction and maintaining schedules and budgets for multiple projects.
  • Experience in project management software i.e New Forma, Procore, Microsoft Project, Primavera, etc.
  • Manage and evaluate contractor performance
  • Provide official project status documentation and reports
  • Conduct technical reviews and evaluate project solicitations, proposals, quotes and proposed change requests
  • Evaluate project drawings and schedules
  • Ensure that procedures and materials comply with plans, specs, and approved submittals
  • Track and follow up on RFI's
  • Prepare punch lists and monitor completion
  • Work to secure Certifications of Occupancy

Property Management Administrative Assistant – Nashville, TN

The Property Management Administrative Assistant's primary responsibility is to assist with administrative support to property management in all markets, performing and coordinating office administrative activities with storing, retrieving and integrating information for dissemination to staff and tenants. This position requires that the individual be able to manage multiple projects, meet crucial deadlines and communicate effectively with many different persons in different capacities throughout a day. Flexibility, a positive attitude and people skills are a must in this position.

Essential Duties and Responsibilities include:

  • Administrative tasks including, but not limited to answering phones, filing, mailing, scanning, ordering office supplies, preparing monthly expense reports for Property Manager and Maintenance Staff, etc.
