(Whiting, IN) – Holladay Properties hosted a groundbreaking ceremony for The Illiana, a 41,000 square foot mixed-use development in on Monday, July 8, 2019. The Ceremony was held at St. John the Baptist Catholic Church in Whiting, IN, across the street from the project site.
“This is a great day for Northwest Indiana,” said A.J. Monroe, VP of Planning & Development for Holladay Properties. “It has been a stated goal of community leaders and planners in Whiting and throughout Northwest Indiana to promote infill development, and Holladay Properties is happy to play a role in helping Whiting realize this goal.”
The Illiana represents one of the newest mixed-use investments into Whiting and will feature City provided utilities and 10-year tax abatement. The five-story building will offer 4,000 square feet of first floor commercial space and 32 two-bedroom/two-bath apartments.
The Illiana is located at the southeast corner of 119th Street and Atchison Avenue. The project is named for the Illiana Hotel, which stood at the site from 1928 until it was demolished in 2018.
“Infill development is always exciting,” Jessica Vargas, Project Architect for Holladay Properties said. “It presents the unique design challenge to blend the building in with the neighborhood fabric while at the same time standing uniquely on its own. Curran Architecture stepped up to that challenge, by paying homage to the timeless aesthetics of the Illiana Hotel with material use and color, while introducing an elegant urban façade to the Whiting Downtown.”
The Illiana is in a great location and offers proximity to Calumet College of St. Joseph, downtown Whiting shopping and restaurants, and Lake Michigan. Residents of the apartments will enjoy design features including granite countertops, 9-foot ceilings, kitchen islands, private balconies, and master bedrooms with en-suite baths.
“The Illiana offers a great urban-living experience,” Monroe said. “Residents of the Illiana will have access to all that Whiting offers including Whiting Lakefront Park, the 119th Street Business District, Oil City Stadium, and the Mascot Hall of Fame.”
Holladay Properties is the owner and developer of The Illiana. Curran Architecture is the building’s architect and Holladay Construction Group, LLC is the General Contractor for the project.
