Holladay Properties developed a 16,000 square foot light manufacturing/assembly facility for RYOEI USA, Inc. Holladay worked with Holladay Construction Group, LLC to develop and build the facility to serve as the firm's new US headquarters, which is located in the 80-acre Purdue Research Park at AmeriPlex in Indianapolis, IN.

Project Description:
Holladay Properties served as the Master Developer for this 621,000 square foot speculative industrial building located on Site 3 of the World Connect logistics campus within AmeriPlex-Indianapolis. The project was completed for Molto Properties and broke ground in March with completion in December 2017. The structure is a one story pre-cast concrete and steel structure with environmentally conscious site development including wetlands, and sustainable landscaping embracing the building and car and truck parking areas.

Project Description:
Holladay Properties' Northwest Indiana office completed The Haskell Building, new 64,000 square foot light industrial building located on 4.33 acres on Cleveland Avenue in Michigan City, IN, within the AmeriPlex-Marquette business park. The building is a high quality pre-cast concrete panel construction with interior steel columns for roof and structural stability. It offers 24’ clear height and flexible space to serve office, warehousing and light manufacturing requirements. This project will be followed by another similar light-industrial facility to the west.

Project Description:
The first of three facilities Holladay plans to develop in the World Connect logistics campus at AmeriPlex-Indianapolis, World Connect 5 features 48' x 60' bay staging, 69 parking spaces expandable to 114, and 10 year real estate tax abatement. The building was designed with high efficiency in mind and should achieve LEED certification.
Elm Hill Building A

Project Description:
Though Holladay no longer owns this facility, the 90,000 SF Building A at AmeriPlex at Elm Hill is a prime example of our industrial development capabilities and was the first LEED certified multi-tenant industrial building in the State of Tennessee. A reflective roof, dimmable & solar lights, rainwater capture irrigation and energy efficient HVAC are just a few features that reduce energy consumption and lower costs. The building also features 24’ clear ceiling heights in the warehouse areas, and offers 128 parking space, 17 docks and 2 drive-in doors to the building’s multiple tenants, which include Holladay's Nashville office as well as several international and national companies.

Project Description:
A speculative industrial building of 146,000 SF, the Huron Building was the first industrial property to be developed in the AmeriPlex at Interstate 80/90 business park in South Bend. The facility has set the bar for future development on the northwest side of South Bend.

Featuring exceptional I-94 frontage, the Fullerton offers insulated precast concrete wall panel construction, 30’ clear height and a cross dock configuration consisting of 72 possible dock positions. Holladay currently provides Property and Facility Management services for the owners, Venture One Real Estate, LLC.
