Holladay Properties has closed on the purchase of the former Tennessee Department of Transportation buildings at 2200 Charlotte Avenue in Nashville, TN. The property includes three vacant buildings totaling about 82,000 square feet on 4 acres of land.
Positioned midway between Centennial Medical Center and Baptist Hospital, Allen Arender, Director of Development for Holladay’s Nashville office, is excited about the purchase. “We feel like there is a lot of good activity in the area,” Arender said. “We think it will be a good site long-term as Nashville continues to grow.”
Holladay has no definite redevelopment plans for the site yet, but is working on creating a master plan for the entire site, including a multi-phased development plan and options to reuse the existing buildings.
“For the rest of the year, we are going to analyze the site and determine what the best reuse is,” Arender said. According to Arender, the development potential of the site is expansive, including medical office space, retail, redeveloping the existing buildings for high-end office and physician practice build-to-suit sites.
