Holladay Properties has sold 43 acres for the development of a planned 552,587 SF distribution building in Winding Brook in Ashland, VA to the Jim Pattison Group out of Vancouver, British Columbia.
When it’s completed, the building will boast more than 12 acres under one roof with a 40’ clear ceiling height and cross-docking. Sitework began in fall 2022 and the building construction will be completed in Q1 2024. Holladay Properties will remain the development manager of the building and Whiting Turner has been selected as the general contractor. A subsidiary of Jim Pattison Group will occupy 400,000 SF of the building with an additional 150,000 SF of warehouse space available for lease.

Over $250M worth of real estate development has occurred in Winding Brook by Holladay Properties since purchasing the land in 2006. Current development projects include Hobby Lobby and WoodSpring Suites extended stay hotel, in addition to the new distribution building. Projects completed since late 2021 include a freestanding Starbucks with dual drive-thru lanes, an 85 lot Townhome development built by Ryan Homes, a 10,000 SF Boot Barn, an additional 100,000 SF distribution building occupied by Mygrant Glass and Lennox, and an 8,000 SF office building housing Holladay’s east coast headquarters, F45 and Happy Smiles Dentists.

Winding Brook is strategically located in Hanover County on the I-95 corridor just north of I-295 north of Richmond, with two separate interchanges connecting Winding Brook to I-95. Totaling 185 acres and anchored by a 130,000 SF Bass Pro Shops, the development includes destination retail, restaurants, entertainment, residential, and multiple hotels. Holladay Properties has developed 15 projects within the development with more planned for the future.
